Remodeling contractor in Boulder, CO

Boulder is not the Denver metro with better views — it’s a genuinely different market, with older housing, stricter codes, wildfire construction standards, and historic review that reaches beyond designated landmarks. Remodeling here takes longer and costs more, and any contractor who tells you otherwise hasn’t done it. Dreamline Builders Co. is a residential remodeling and construction company serving Boulder from the Denver metro. We’re builders, not salesmen: our experience runs across every trade, so the framing, the systems, and the finishes are handled by one accountable team.

Our shop, our crews, and most of our projects are all in town.

Our Home Base

The homes we work on in Boulder

Boulder’s housing is old, expensive, and heavily protected, which makes it the most constrained market we work in. Mapleton Hill and the Chautauqua area hold Victorian and early-20th-century homes with genuine historic significance and everything that implies behind the plaster — knob-and-tube wiring, galvanized supply, cast-iron drains, and asbestos and lead paint in the pre-1980 stock, which the EPA’s RRP Rule requires certified renovators to handle.

Table Mesa and Martin Acres are mid-century — the 1950s and 60s ranches that put the later builds in the aluminum branch-wiring window — and Gunbarrel and the newer edges are more conventional. What ties it together is the regulatory layer: wildfire construction standards in the interface areas, a demanding energy code, and historic review that reaches beyond designated landmarks. Boulder renovations are slower and more expensive than the metro, and pretending otherwise is how projects go wrong.

Across Boulder

Our remodeling services in Boulder

We handle full-scope residential remodeling and construction across Boulder — not small repairs. Here’s what we build:

opening closed-off plans, new cabinetry and counters, structural work handled in-house.

walk-in and curbless showers, wet areas waterproofed the way they should be.

floating-wall framing, egress bedrooms, radon handled as part of the scope.

detached cottages, garage conversions, and attached suites, built to current state and local rules.

bump-outs, pop-tops, and primary-suite additions, starting with a real feasibility read.

the whole house designed as one, with the systems behind the walls priced up front.

bedrooms and offices, once the headroom and floor structure check out.

design-build from lot and soils through keys, or built to your architect’s plans.

What We Build

Permitting and approvals in Boulder

Residential work in Boulder is permitted and inspected through the City of Boulder’s Planning and Development Services, at 1101 Arapahoe Avenue, via the city’s online applications and processes, under the building and energy codes Boulder has adopted.

Boulder regulates construction more tightly than anywhere else in our service area, and two requirements catch people specifically. First, wildfire: much of Boulder sits within the wildland-urban interface, and property in that zone is subject to the International Wildland-Urban Interface Code — ignition-resistant construction and material requirements that change what your roof, siding, decks, and vents can be made of. That’s a design and budget input, not a footnote.

Second, history. Demolition of a structure over 50 years old requires Historic Preservation Demolition Review — even when the building isn’t historically designated, and separate from the demolition permit itself. In a city where a large share of the housing predates 1976, that catches a lot of renovations that involve removing any structure. And if your property is outside city limits, Boulder County’s Land Use Department is the authority instead. We verify all of it before design.

Wildfire construction standards in the interface, an energy code that asks more than the metro’s, and demolition review on anything over 50 years old. Boulder is slower and pricier — we’d rather tell you now.
