The Overview

More room, built to look like it was always there.

About Dreamline
Outgrowing your house doesn’t have to mean leaving it. A well-built addition gives you the space you need while keeping the home and neighborhood you love.

An addition joins new construction to an existing home — and that connection is exactly where the work gets hard. When foundation, framing, systems and finishes are split across contractors who don’t talk, the gaps become your problem — rooflines that don’t match, settling at the seam, and no one who owns the result. We handle it as one project, tied cleanly into your home, with one person — the owner — answerable for all of it.

Home additions around the Denver metro also depend on zoning, setbacks and permits, and that’s where projects stall before they start. We handle the approvals, build on a foundation that matches the existing structure, and give you the cost and options before any work moves forward. You approve every change.

What We Build

From a single room to a
whole new wing.

Most people have heard a remodeling horror story. Our job is to make sure you don’t have one.

01

Room Additions

More living space, tied into the existing home.

02

Primary Suites

The addition homeowners ask for most.

03

Second Stories & Pop-Tops

Building up when you can’t build out.

04

Foundation & Structure

The work that ties new to existing.

05

Systems

Extending the home’s systems to serve more space.

06

Finishes & Exterior

Making the addition disappear into the home.

How an Addition Goes

Your addition, run in clear steps.

However big the addition, the promise is the same: no surprises you didn’t approve.

STEP 01

Walkthrough & honest conversation

We walk your home and lot with you and talk through what you want to add and what’s realistic for your budget and your zoning — no inflated dream-selling, no pressure.
STEP 02

Design direction & selections

We help refine the plans and lock selections early — finishes, fixtures, flooring — and make sure the new space ties cleanly into the existing home.
STEP 03

Detailed, itemized proposal

You get one clear scope and price for the addition — what’s included, what’s not, and where the real cost drivers are — before you sign anything.
STEP 04

Permits, schedule & expectations set

We handle the zoning, permits and approvals, sequence every trade in the right order, and lay out the timeline and how we’ll communicate — including whether you can stay in the home during the build.
STEP 05

Build, with the owner on it

Work runs through our vetted trade specialists, coordinated hands-on by the owner. One point of contact across every phase and trade, start to finish.
STEP 06

When the walls come open

Tying new construction into an old house almost always turns something up — settling, old framing, hidden conditions. We stop, show you exactly what we found, explain your options and the cost, and wait for your go-ahead. You’re never surprised by a bill.
STEP 07

Final walkthrough

We walk the finished addition with you and don’t call it done until you do.

— HOW WE DO BUSINESS
Before You Call

Addition questions,
answered straight.

Q.01
Can I add on with my lot and setbacks?
That’s the first thing we check. Zoning, setbacks and lot coverage determine how far out or up you can go. We’ll review what your property allows before you spend on design, so you know what’s possible up front.
Q.02
How long does a home addition take?
Most run roughly four to nine months from breaking ground, depending on size and whether you’re building out or up. Zoning and permitting add time on the front end — we’ll give you a realistic schedule with that built in, not a hopeful one.
Q.03
Do you handle design and selections?

Yes. We help refine the plans and get finishes, fixtures and materials decided early — and make sure the new space matches the existing home so it doesn’t look bolted on.

Q.04
Can we live in the house during the build?

Usually, yes — most additions are built alongside the existing home with the connection opened up near the end. We’ll seal off the work area and lay out the realistic disruptions before we start, not after.

Q.05
Who manages all the trades?

The owner — not a rotating project manager. The same person who quotes your job coordinates every trade and is your point of contact from the first walkthrough to the last.

Q.06
Will the addition match my existing home?

That’s the whole point. We match siding, roofline, windows and trim so the addition reads as original — and tie the foundation and framing in properly so it behaves like one structure, not two.

Q.07
Do you handle zoning, permits and inspections?

Yes. Additions are permit-heavy — zoning review, setbacks, engineering and inspections. We pull it all and coordinate every inspection. It’s ours to manage, not yours. We never recommend skipping permits.

Q.08
What warranty do I get?

A 1-year workmanship warranty on labor and installation across the addition. Manufacturer warranties on materials and systems — windows, roofing, HVAC, fixtures — pass directly to you at completion.
