The Overview

The square footage is yours — we make it count.

About Dreamline
A finished basement is often the cheapest square footage you’ll ever add. Done right, it’s a family room, a guest suite, a gym or an income unit — without touching the footprint.

Finishing a basement is more than framing and carpet. When moisture, framing, egress, systems and finishes are split across contractors who don’t talk, the gaps become your problem — a musty room a year later, no legal bedroom, and no one who owns the result. We handle it as one project, built dry and to code, with one person — the owner — answerable for all of it.

Basements around the Denver metro come with their own issues — moisture and drainage, low ceilings, egress for legal bedrooms, and getting heating and cooling down there. We don’t bury those problems behind drywall. We address water first, build it properly, and give you the cost and options before any work moves forward. You approve every change.

Slab to finishes, one team

Waterproofing, framing, systems, lighting and finishes — coordinated under one roof.

What We Build

From an empty slab to a
full lower level.

Most people have heard a remodeling horror story. Our job is to make sure you don’t have one.

01

Moisture & Waterproofing

The work that protects everything above it.

02

Framing & Layout

Turning open space into real rooms.

03

Bedrooms & Baths

The additions that add the most value.

04

Systems

Bringing power, heat and plumbing down.

05

Living Spaces

Whatever your family needs the room to be.

06

Finishes

The details that make it feel above-grade.

How a Basement Goes

Your basement, run in clear steps.

However big the lower level, the promise is the same: no surprises you didn’t approve.

STEP 01

Walkthrough & honest conversation

We walk your basement with you and talk through what you want down there and what’s realistic for your budget and the space — no inflated dream-selling, no pressure.
STEP 02

Design direction & selections

We help you lock the layout and get selections decided early — flooring, finishes, fixtures — so the project stays on schedule once it starts.
STEP 03

Detailed, itemized proposal

You get one clear scope and price for the basement — what’s included, what’s not, and where the real cost drivers are — before you sign anything.
STEP 04

Permits, schedule & expectations set

We pull the required permits, handle egress and code, sequence the trades in the right order, and lay out the timeline and how we’ll communicate throughout.
STEP 05

Build, with the owner on it

Work runs through our vetted trade specialists, coordinated hands-on by the owner. One point of contact across every trade, start to finish.
STEP 06

When the walls come open

Opening up a basement often turns up moisture, old plumbing or foundation issues. We stop, show you exactly what we found, explain your options and the cost, and wait for your go-ahead. You’re never surprised by a bill.
STEP 07

Final walkthrough

We walk the finished basement with you and don’t call it done until you do.

— HOW WE DO BUSINESS
Before You Call

Basement questions,
answered straight.

Q.01
What about moisture and water in the basement?
It’s the first thing we address — before any framing goes up. Drainage, sealing, vapor barriers and a sump if needed. Finishing over a moisture problem is the single most common basement mistake, and it’s one we won’t make.
Q.02
How long does basement finishing take?
Most run roughly six to ten weeks, depending on square footage, whether we’re adding a bath or bedroom, and egress work. Wet bars, theaters and full baths add time — we’ll give you a realistic schedule, not a hopeful one.
Q.03
Do you handle design and selections?

Yes. We help you land a layout that turns the open space into usable rooms and get flooring, finishes and fixtures decided early — the single biggest thing that keeps the project on schedule.

Q.04
Can I add a legal bedroom downstairs?

Usually, yes — but a basement bedroom needs proper egress, typically an egress window and window well. We’ll tell you what yours needs to count as legal and build it in, so it adds real value and is safe.

Q.05
Who manages all the trades?

The owner — not a rotating project manager. The same person who quotes your job coordinates every trade and is your point of contact from the first walkthrough to the last.

Q.06
Will it feel like the rest of the house?

That’s the goal. With the right insulation, ceiling height, lighting and finishes, a finished basement reads as real living space — not a cold afterthought under the house.

Q.07
Do I need a permit to finish a basement?

Yes — finishing a basement involves framing, electrical, egress and often plumbing and HVAC, all of which require permits. We pull them and coordinate inspections. It’s ours to manage, not yours. We never recommend skipping permits.

Q.08
What warranty do I get?

A 1-year workmanship warranty on labor and installation. Manufacturer warranties on materials and systems — windows, HVAC, fixtures — pass directly to you at completion.
