The Overview

One yard, designed and built by one team.

About Dreamline
A great outdoor space is the part of the house you use all summer — and the part most likely to be thrown together by whoever was cheapest. It’s worth building right.

When the deck, the patio, the structure and the wiring are handed to different people, the gaps between them become your problem — footings that aren’t to code, finishes that don’t match the house, and no one who owns the result. We handle the whole space as one project: a layout that connects to how you actually live, built to last a Colorado winter, with one person — the owner — answerable for all of it.

Outdoor work around the Denver metro has to stand up to real weather, sun and freeze-thaw, and that’s where shortcuts show — heaving patios, rotting framing, footings set too shallow. We don’t cut those corners. We build on proper footings and drainage, show you what the site needs, and give you the cost and options before any work moves forward. You approve every change.

Design, structure, hardscape, lighting and finishes — coordinated under one roof.

What We Build

From a simple deck to a
full outdoor room.

Most people have heard a remodeling horror story. Our job is to make sure you don’t have one.

01

Decks & Structures

Built on proper footings, to code, to last.

02

Patios & Hardscape

Surfaces that hold up to freeze-thaw.

03

Outdoor Kitchens

Cook and gather without going inside.

04

Fire & Features

The reason the yard gets used at night.

05

Lighting & Electrical

What makes the space work after dark.

06

Shade & Finishes

The details that pull the space together.

How an Outdoor Build Goes

Your outdoor space, run in clear steps.

However big the project, the promise is the same: no surprises you didn’t approve.

STEP 01

Walkthrough & honest conversation

We walk your yard with you and talk through how you want to use the space and what’s realistic for your budget — no inflated dream-selling, no pressure.
STEP 02

Design direction & selections

We help you lock the layout and get selections decided early — decking, pavers, finishes, features — so the project stays on schedule once it starts.
STEP 03

Detailed, itemized proposal

You get one clear scope and price for the whole space — what’s included, what’s not, and where the real cost drivers are — before you sign anything.
STEP 04

Permits, schedule & expectations set

We pull any required permits, sequence the trades in the right order, and lay out the timeline and how we’ll communicate — including how weather may affect the schedule.
STEP 05

Build, with the owner on it

Work runs through our vetted trade specialists, coordinated hands-on by the owner. One point of contact across every trade, start to finish.
STEP 06

When the walls come open

Once we start digging, site conditions — grade, drainage, soils — can change the plan. We stop, show you exactly what we found, explain your options and the cost, and wait for your go-ahead. You’re never surprised by a bill.
STEP 07

Final walkthrough

We walk the finished space with you and don’t call it done until you do.

— HOW WE DO BUSINESS
Before You Call

Outdoor questions,
answered straight.

Q.01
Can you build year-round in Colorado?
Mostly, yes — structures and decks run through most of the year. Concrete and pavers are weather-dependent and we won’t pour or set in conditions that compromise the work. We’ll schedule around it and tell you honestly what the season means for your timeline.
Q.02
How long does an outdoor project take?
A straightforward deck or patio often runs two to four weeks; a full outdoor room with kitchen, fire feature and hardscape runs longer. Permits and weather are the usual variables — we’ll give you a realistic schedule, not a hopeful one.
Q.03
Do you handle design and selections?

Yes. We help you land a layout and look that connects to the house and get decking, pavers, finishes and features decided early — the single biggest thing that keeps a project on schedule.

Q.04
Will it match the style of my house?

That’s the goal. We design the materials, lines and finishes to read as an extension of the home — not a bolt-on. The best outdoor spaces look like they were always meant to be there.

Q.05
Who manages all the trades?

The owner — not a rotating project manager. The same person who quotes your job coordinates every trade and is your point of contact from the first walkthrough to the last.

Q.06
Do you handle drainage and grading?

Yes — and it’s where a lot of outdoor work fails. We build on proper footings, set grade to move water away from the house, and handle drainage up front so the patio doesn’t heave and the structure doesn’t rot.

Q.07
Do I need a permit for outdoor work?

Often, yes — decks above a certain height, structures, gas lines and electrical typically require it, and we pull it and coordinate inspections. A ground-level patio sometimes doesn’t. We’ll tell you which yours is. We never recommend skipping permits.

Q.08
What warranty do I get?

A 1-year workmanship warranty on labor and installation. Manufacturer warranties on materials — decking, pavers, grills, fixtures — pass directly to you at completion.
