About Dreamline
Building a home from nothing is the biggest project most people ever commission. Done right, it shouldn’t feel like managing a dozen strangers on your own.

When the foundation, framing, systems and finishes are split across contractors who’ve never worked together, the gaps between them become your problem — blown schedules, budget creep, and no one who owns the result. We build it as a single project: one set of plans carried through every phase, a trade schedule sequenced correctly, and one person — the owner — answerable for all of it.

A ground-up build is a long relationship, not a quick job, so we run it on the same principle as everything else we do: you see the real cost, you approve every change, and nothing gets buried in the walls without your sign-off. From the first stake in the ground to the final walkthrough, you deal with one builder.

Walkthrough & honest conversation

We sit down with you, your plans and your lot, and talk through what you want to build and what’s realistic for your budget — no inflated dream-selling, no pressure.

Design direction & selections

We help refine the plans and lock selections early — finishes, fixtures, cabinetry, flooring — so the build stays on schedule once it breaks ground.
STEP 03

Detailed, itemized proposal

You get one clear scope and price for the whole build — what’s included, what’s not, and where the real cost drivers are — before you sign anything.
STEP 04

Permits, schedule & expectations set

We handle the permits, engineering and approvals, sequence every trade in the right order, and lay out the timeline and how we’ll communicate throughout.

Build, with the owner on it

Work runs through our vetted trade specialists, coordinated hands-on by the owner. One point of contact across every phase and trade, start to finish.
STEP 06

When the walls come open

On any build, conditions in the ground or the field can change the plan. We stop, show you exactly what we found, explain your options and the cost, and wait for your go-ahead. You’re never surprised by a bill.

Final walkthrough

We walk the finished home with you, room by room, and don’t hand over the keys until you’re ready.

Do I need to own the land first?
It helps, but not necessarily. We can walk a lot with you before you buy and flag the things that move cost — slope, soils, access, utilities and setbacks — so you go in with eyes open. If you already own it, even better.

How long does a custom home take?
Most ground-up builds run roughly nine to fifteen months from breaking ground, depending on size, site and finish level. We’ll give you a realistic schedule with the permitting and approval timeline built in — not a hopeful one.

Do you handle design and selections?

Yes. We help refine the plans and get finishes, fixtures and materials decided early — the single biggest thing that keeps a build of this size on schedule and on budget.

Do you work from my architect’s plans or provide design?

Either. Bring your own architect and plans and we’ll build to them, or we’ll help you get from concept to a buildable set. We’re comfortable as part of a design-build team or a plans-in-hand contractor.

Who manages all the trades?

The owner — not a rotating project manager. The same person who quotes your build coordinates every trade and is your point of contact from the first meeting to the final walkthrough.

How do you handle the budget over a long build?

One clear, itemized scope up front, then any change priced and approved by you before it happens. On a build this long that discipline is what keeps the final number close to the first one.

Do you handle permits, engineering and inspections?

Yes. We pull every required city and county permit, coordinate the engineering and approvals, and manage all inspections through the build. It’s a lot of paperwork — it’s ours to manage, not yours. We never recommend skipping permits.

What warranty do I get?

A 1-year workmanship warranty on labor and installation across the build. Manufacturer warranties on materials and systems — windows, roofing, HVAC, appliances — pass directly to you at completion.
